A power of attorney is the one document in this set where what it says matters as much as who stamped it. Every other certificate records a fact that already happened; a POA grants authority, and the authority it grants is read narrowly by whoever relies on it. A perfectly attested POA that does not clearly authorise the specific act is worthless at the counter.
Get the Wording Right Before You Notarise
The sequence people get wrong is drafting last. A POA should be drafted for its specific purpose first — selling a named property, operating a named account, representing you in a named court matter, signing on behalf of a named company — and only then notarised and sent up the chain.
- General versus special. A general POA grants broad authority; a special POA grants authority for a defined act. Many UAE authorities, banks and land departments will only accept a special POA that names the transaction, and will refuse a general one however well attested.
- Named parties. The grantor and the attorney must be identified exactly as their passports show them. A shortened name or a different transliteration is a refusal.
- Expiry. Many POAs carry a validity period, and some receiving parties impose their own limit regardless of what the document says.
Because a POA is drafted rather than issued, the cost of a wording mistake is the whole chain — you cannot amend an attested document, you draft a new one and start again. Tell us the exact act it must authorise and who will rely on it before anything is signed.
How UAE Attestation Actually Works
Attestation is a chain, and every link has to be completed in order. Skipping one does not slow the file down — it invalidates everything after it, and you start again.
For a document issued outside the UAE, the chain normally runs:
- Home-country authentication. The document is verified by the competent authority in the country that issued it — the exact body depends on the document and the country, and it is where most delays begin.
- UAE Embassy or Consulate in that country. They attest the document after the home-country authority has done so, never before.
- UAE Ministry of Foreign Affairs. The final leg, performed here in the UAE.
The Ministry sets out requirements that apply whatever the document is, and they are worth reading twice because they are the usual cause of a rejection:
- The document must be in Arabic or English, or accompanied by a legally certified translation.
- The original must already be certified by the relevant competent authorities.
- Documents must not be laminated. This single rule ends more applications than any other. If yours is laminated, do not peel it yourself — talk to us first.
- A UAE PASS account must be active to apply through the Ministry's own channels.
The Ministry allows the journey to be completed either as two separate steps — its own attestation first, then the destination country's embassy or consulate in the UAE — or as a single application covering both. Which is appropriate depends on where the document is going and what the receiving party will accept.
One rule deserves emphasis: a rejected application cannot be amended or reopened. You must correct the problem and submit an entirely new application. That is precisely why we check a file before it is lodged rather than after.
